DiGeronimo Development Selected as Master Development Partner for Cleveland’s Downtown Lakefront

Cleveland, Ohio

December 20, 2025

DiGeronimo Development, part of the DiGeronimo Companies, has been selected by the North Coast Waterfront Development Corporation (NCWDC) as master development partner for the transformation of Cleveland’s downtown lakefront. The site encompasses approximately 50 acres of publicly owned land including surface parking areas north of Huntington Bank Field and the land currently occupied by the stadium.

The selection follows a competitive, months-long Request for Qualifications process led by NCWDC in partnership with the City of Cleveland. DiGeronimo Development and NCWDC will now enter an exclusive negotiating period and work collaboratively with the City to advance planning, partnerships, and community engagement efforts aligned with the City’s lakefront vision.

“We appreciate the opportunity to work with NCWDC on this important site,” said Kevin DiGeronimo, Principal, DiGeronimo Companies. “Our focus will be on listening, collaboration, and supporting a process that balances public access, economic activity, and long-term community benefit.”

NCWDC was established by the City of Cleveland to facilitate the redevelopment of the downtown lakefront and has led significant preparatory efforts over the past several years, including securing federal and state funding, advancing infrastructure improvements, and opening the North Coast Yard as an early activation of the site.

As master development partner, DiGeronimo Development will work alongside NCWDC to attract additional development partners and support the selection of a master planning consultant. The updated lakefront master plan will build upon extensive community engagement conducted to date and envision the site without a stadium anchor.

While final plans and uses will be determined through future planning and a public process, potential program elements under consideration include a mix of public space, mixed-use, multifamily, hospitality, office, recreation, and cultural amenities designed to activate the lakefront year-round and strengthen Cleveland’s connection to Lake Erie.

DiGeronimo Development brings deep local experience and a proven track record delivering complex, large-scale projects throughout Northeast Ohio. Across their portfolio, DiGeronimo Development is currently leading more than $550 million in active development in the region and manages approximately $1.1 billion in assets. Current and past work includes master development and construction leadership on projects such as Valor Acres in Brecksville and the WaterWood Resort lakefront redevelopment in Vermillion, along with team members who have contributed to other transformative mixed-use districts, including the Van Aken District in Shaker Heights.

“Projects of this scale require patience, coordination, and a strong understanding of local conditions,” said Kevin. “We’re committed to working closely with NCWDC, the City, City Council, and future partners as the lakefront planning process moves forward.”

DiGeronimo Development, NCWDC, and the City of Cleveland will continue discussions in good faith as planning and negotiation efforts move forward.
